A buyers agent can do many things to help ease your home buying search. To start with you only need to contact your buyers agent to set up the showings or answer questions on a particular home. This is nice because if you have ever called a listing agent (the one on the sign) you know they can be quite bothersome and try to persuade you into the sale. That is because their responsibility is to the seller not the buyer - EVER. Your buyers agent will contact the selling agent keeping you in the background. The buyers agent serves as a go between you and the sellers agent. A buyers agent will respect your wishes, it is their responsibility. Your buyers agents will set up all tours and routes, one call to tell your agent the properties you want to see and your done. Once you find a home your buyers agent will pull comparable home sales for the home you are looking to buy so that you may come up with a starting offer price. You should never pay what the seller is asking. After your buyers agent presents the offer they will negotiate with the sellers agent and you to the final sales price and any other concessions. (closing cost, inspections, home warranties etc). Your buyers agent will have all the required forms to handle the paperwork to a successfull real estate transaction. |
